The paperwork, including the bits after the keys.
Most buyers know an agent finds the flat. Fewer know the same agent can carry the loan, the registration and the two name changes almost everyone forgets.
What we do
One person throughout, so nothing falls between two firms.

⚡ MSEDCL
Electricity meter name change
Registration puts the flat in your name. It does not touch the electricity connection, which stays in the previous owner's until somebody applies. People discover this when a bill arrives addressed to a stranger, or when they need a connection in their own name for something else and cannot get one.
🧾 KDMC
Property tax name change
The municipal record is separate again. Until it is transferred, the tax demand and every receipt carry the old owner's name — which becomes a real problem the day you sell, because the buyer's lawyer will ask why the record does not match the agreement.
How a purchase runs
Six steps, one point of contact.
- 1
Property search
We shortlist from our own resale inventory across Palava Phase 1 and 2, to your budget and configuration.
- 2
Site visit
You see the shortlist in person. You have already watched each one on video, so the day is spent on real contenders.
- 3
Negotiation
We know what the last flat in that tower actually went for. That is the only thing that makes a negotiation honest.
- 4
Home loan
Eligibility, paperwork, sanction and disbursement through our banking tie-ups — alongside the purchase, not after it.
- 5
Legal & documentation
Agreement, sale deed and title checks, prepared and read before you sign rather than at the counter.
- 6
Registration
Stamp duty, the appointment and the day itself — we attend with you.
Have these ready
Gathering them early saves a fortnight, every time — the loan file is where most purchases actually slow down, and it slows down waiting for paper.
Identity & address
PAN and Aadhaar for every buyer named on the agreement.
Income proof
Salary slips and Form 16, or three years of returns if self-employed.
Bank statements
Six months, from the account the payments will run through.
Photographs
Passport-size, for the agreement and the registration.
For a resale
The seller’s chain of agreements, share certificate, NOC from the society and the latest tax and maintenance receipts.
A general checklist, not legal advice. What a particular bank or sub-registrar asks for varies — we will tell you exactly what yours needs once we know which flat and which lender.
Ask what your case actually needs
Ring 9821048660 and describe the purchase. You will get the real list for your bank and your society, not a generic one.
